 Our featured home this week is on Cascade Avenue, in the famous Rookfields Estate. It has been chosen by the manager of our Muswell Hill offices, Linda Leite, because it is so pretty and she, like so many local people, has a soft spot for the area.

With an asking price of £1,350, 000 this charming home has three reception rooms and four bedrooms and has been extensively renovated over the past two years. The interior has a warm, slightly country feel, with some pretty period features such as this fireplace,
and the even the light and airy kitchen-diner has a splendid period fireplace.
The owners love the fact that they are right in the middle of such a tranquil spot;
step onto the pretty rear terrace and enjoy a glass of wine –  you could well be in a country cottage garden.
They love their conservatory too which allows them to get that summer inside/outside feeling all year round: ”the conservatory is the most used room in the house, not least because it has double glazing and up-rated heating which means it is used throughout the year.This works well with the generous kitchen diner and the front sitting room which is mostly for evening use.
 That’s the beauty of the Rookfield Estate in general – it is the perfect mix of town and country, which is exactly what it was intended to be. Nigel Ellis is a big fan and knows a great deal about its history. Here’s what he has to say about it:

‘Cascade Avenue is within the Rookfields Conservation Area. A small architecturally celebrated enclave of grass- verged, private roads nestling on Muswell Hill’s southern slopes and a short walk from everything Muswell Hill has to offer.

Built by two generations of the Collins family, the building and architect family who lived there in the country house of the same name. The result is an almost rural escape from the busy hubbub of the surrounding London suburbs. It was commenced in 1908 in the fashionable garden suburb style, greatly influenced by the Arts & Crafts movement, hence the medieval country cottage style and the many stylish features within.

The result today is a wonderful relaxing area to live, to come home to and ‘switch off’ from the days exertions every evening. Unusually it has managed to maintain its own avenues and country lanes unadopted from the local authority.’
